It's Beginning To Look A Lot Like Christmas

Can you believe Christmas is almost here??? I can't!  I have been so behind at the booth, and I finally finished painting a few pieces and did a little Christmas decorating.  I am completely in love with the way this buffet turned out, and I love the versatility that this piece can have.  It would be beautiful in a dining room, as a TV stand or as an entry piece in a large foyer.

I am in love with the CeCe Stain and finish in one.  I used Kukui for the top of the buffet.

Family Flip: Kitchen Demo

Things are coming right along over at the family flip house.  I was out of town late last week and over the weekend, but Michael kept me updated on the progress.  The kitchen is getting a huge makeover.  It was a very small galley kitchen before.  It will remain a galley kitchen, but we are adding about 6 feet in length and taking down some walls.  These are not drawn to scale, but this is an idea of downstairs layout before & after.  You can see how the kitchen is changing & opening up to the new living room.

The laundry room is being moved and the wall where the laundry was will become part of the kitchen. 

In order to remove one of the walls and move the laundry we (and by we I mean someone else) had to trench out the slab for the plumbing.  Here is what it looks like now with all of the walls opened up. 

Plumbing & new concrete are next on the list. :)

Family Flip: Before

The demo is wrapping up at the flip house, but I wanted to share some before pictures before I forget.  You will notice that it looks like it is already under construction, but this was actually how we bought it.   I hope you don't think we are too crazy.  I promise it is going to be beautiful once its all fixed up.

As soon as you walk through the front door you have stairs! These stairs need LOTS of love.
     
To the right is the former living room that we will be making into a dining room.

This room is between the dining room and the kitchen.  It was the original dining room, but it is way too small.  We are planning to replace the windows with french doors and it will be a sitting room off the kitchen.

A very small and very dark kitchen.  This space will be getting lots of love and several walls removed.


The laundry room will be moved and this space will become part of the kitchen.

The old carport/garage has been permitted as indoor space so we will make this space a comfy cozy living room.  Its getting a complete facelift...new floors, walls, ceilings and even some stained beams (my favorite).  



This room off of the garage (soon to be new living room) is going to be a half bath and laundry room.

Now for the upstairs...


There is a large landing that leads to the 4 bedrooms and 2 bathrooms.  All bedrooms will be getting new carpet, fans, paint, and trim.

The master bedroom has a bathroom attached, but the previous owners opened up the bathroom to the hallway.  We will be closing it off to make it a master ensuite and giving the bathroom a complete redo.    



Bedroom 1 has a massive closet, but it made the room very small.  And when I say a massive closet, you could put a twin bed in it.  We will be reverting the closet to a normal size, so that the room is larger.

The second bathroom upstairs has a hall entry as well as an entry through bedroom 2.  Pretty much everything in this bathroom will be replaced with the exception of the tub.  It is in excellent condition, so we will just have it cleaned.


So, what do you think?  Its pretty ugly, but it sure has a lot of potential!

Family Flip

Well hello there!!!

I just realized it has been 6 months since I last blogged, and quite a bit has changed since then.  Last you heard we were selling our home, building a new house, and you probably thought by now we would be about ready to move in. 

There has been a tiny change.  We did sell our house, but instead of going straight into building our new home we bought a house to flip!  Before you get too worried we will still be building, but just couldn't pass up the opportunity for a FAMILY FLIP.  One day when we are on HGTV this will be the name of our show...I am only half kidding.

Definitely in need of a complete makeover, wouldn't you say?  The house is in Isle of Palms and it has such great potential.  It is a 4/2 on a cul-de-sac with access to a tidal creek and marsh views.   Michael found the house...(sidenote: He is now a realtor, so if you are looking for a new house or trying to sell/rent yours shoot him an email and he would love to help.  michael@hovergirlproperties.com) I will be doing the design & my father in law is the contractor.  We've got a nice little team don't we?

Shopping for Cabinet Hardware

I am getting to the final stages of a huge project I have been working on, and the finishing touches are key.  This last month I have been searching for the perfect cabinet hardware.  I went to a local store just to feel and see some of the hardware I have seen online, and of course my favorite ones were $40 EACH!!! Gulp.  Don't get me wrong; hardware can make a huge difference, but there are plenty of options that are WAY more reasonable.  I would rather spend that money on beautiful lighting or a faucet that makes a statement. 
I have put together some of my favorites that are reasonably priced and definitely make a beautiful addition to your cabinetry.

Open House

Hi Everyone!

We have been working hard to get our house ready to sell...organizing, cleaning, styling and taking pictures.  I am so excited to share all of the before and after pictures on here very soon.  We have had quite a bit of interest in our house since I announced that we would be selling it, and I wanted you to be the first to know that we are hosting an open house this Sunday, April 13th from 1-4.

Green Drinks 101


This Christmas my parents and in-laws bought me a Vita-mix.  I had been wanting one for awhile, but just couldn't justify buying it since I had a normal blender and a set of the ninja blenders.  We traveled quite a bit after Christmas, so when I returned from my travels I was determined to start eating healthier and start using my new vita-mix.  Since January13th I have made it a habit to make a green smoothie every morning (with the exception of when I am out of town).  I found that I have so much more energy when I start my day off right.  I dont have a specific recipe that I use, but I do have a few staples that I keep in my fridge, and then I add whatever fruits or veggies I have lying around.  I thought I would share with you some of my tips and tricks to making a delicious green smoothie.

CeCe Paints at the Beach



If you live at the beach you can now find the best ALL NATURAL, NO VOC, Chalk and Clay Furniture Paint in your area.  NEST is fairly new to Jacksonville Beach, and if you haven't stopped in you will want to ASAP.  The shop owner Kerry is so sweet and helpful, and she has brought the coastal style found in the panhandle(where she grew up) over to Jacksonville Beach.  Along with great furniture and accessories, NEST offers custom monogramming, embroidering and a great selection of children's clothes to personalize.

With all this talk of the beach, I have been craving beach weather, and I think it is showing in my painting.  I recently painted this cute beachy side table and I love the way it turned out.

Exciting News...

If you follow me on Instagram you might be wondering what exciting thing happened yesterday?


WE ARE BUILDING A HOUSE!!! Which means we are selling our house...insert mixed emotions here.  This has been in the works for quite awhile and after lots of prayer for direction and guidance, it is officially happening.  If you have followed along since the beginning you remember how much time and effort we have put in (and are still putting in) to make our house a home. We took our house from this...

There have been complete transformations in every single room.  I have gotten behind in blogging about all of the little projects and big projects we have done, so it is my goal to give you a complete house tour before we move out.  (You better hold me to that.) With that being said, do you know of any photographers in the Jacksonville area that would be interested in photographing our house?  My photography skills definitely are not up to par, and I would love to have beautiful images to share with you (and for us to keep) of our first home. 

Our house is 2 bed/ 2 bath, 1831 sqft, completely renovated, walking distance to the square and metro diner, and in my opinion on the BEST block in the neighborhood.  (We really do have the best neighbors and we are so sad to leave them.)  It will officially go up for sale in mid March, but if you know of anyone looking to move the the San Marco area go ahead and send them our way.  They can contact me julianne (at) juliannekelly (dot) com. 

I hope you will follow along as we build our new home.  Construction will begin after we sell our house, so for now expect lots of inspiration pictures.  we are going for a coastal style, which is my absolute FAVORITE and luckily it is Michael's favorite too.  I have a feeling the need vs. want conversation, and the word budget will be a part of our daily conversations for the next few months. :)
