Open House

Hi Everyone!

We have been working hard to get our house ready to sell...organizing, cleaning, styling and taking pictures.  I am so excited to share all of the before and after pictures on here very soon.  We have had quite a bit of interest in our house since I announced that we would be selling it, and I wanted you to be the first to know that we are hosting an open house this Sunday, April 13th from 1-4.


A great historic bungalow home with fantastic features that has been completely updated! With beautiful vaulted ceilings in the living room, wood floors throughout, and rounded rear windows in the back of the home this house is sure to impress! The home has an open concept floor plan with an updated gourmet kitchen including a farm sink, gas range, custom cabinetry and marble countertops. A spacious master suite boasts double sinks, a large spa shower and plenty of storage with 3 closets. The updated guest bath, indoor laundry, office area and brick patio make this the perfect home.  One of the largest 2 bedroom 2 bath homes in well sought after historic San Marco area...this home is one of a kind!

Exciting News...

If you follow me on Instagram you might be wondering what exciting thing happened yesterday?


WE ARE BUILDING A HOUSE!!! Which means we are selling our house...insert mixed emotions here.  This has been in the works for quite awhile and after lots of prayer for direction and guidance, it is officially happening.  If you have followed along since the beginning you remember how much time and effort we have put in (and are still putting in) to make our house a home. There have been complete transformations in every single room.  I have gotten behind in blogging about all of the little projects and big projects we have done, so it is my goal to give you a complete house tour before we move out.  (You better hold me to that.) With that being said, do you know of any photographers in the Jacksonville area that would be interested in photographing our house?  My photography skills definitely are not up to par, and I would love to have beautiful images to share with you (and for us to keep) of our first home. 

Our house is 2 bed/ 2 bath, 1831 sqft, completely renovated, walking distance to the square and metro diner, and in my opinion on the BEST block in the neighborhood.  (We really do have the best neighbors and we are so sad to leave them.)  It will officially go up for sale in mid March, but if you know of anyone looking to move the the San Marco area go ahead and send them our way.  They can contact me julianne (at) juliannekelly (dot) com. 

I hope you will follow along as we build our new home.  Construction will begin after we sell our house, so for now expect lots of inspiration pictures.  we are going for a coastal style, which is my absolute FAVORITE and luckily it is Michael's favorite too.  I have a feeling the need vs. want conversation, and the word budget will be a part of our daily conversations for the next few months. :)

Blue Sofa Table Makeover

If you follow my Instagram you probably saw this sofa table I finished a few weeks ago.  I get so excited about the finished product that I always post pictures before I can make an official blog post.  It began as a white table that had been painted before, but needed a facelift.  I have always been drawn to the Casa Florentine Collection at Ballard Designs, so I decided to use their colors as my inspiration.  The Casa Florentine collection is colorful, yet muted and multilayered.  I used a variety of CeCe Caldwell's products to achieve the finish  



I love the way it turned out, and I think someone else did too, because it was gone in a couple of days.

For the Love of Lighting

If you have been following this blog for any amount of time, you know I have a love for lighting, but I am so picky.  Remember our infamous dining room chandelier?  We went over 6 months with that hideous outdated/broken fixture. 
I have been in love with these DeVine balls-- a vine from Thailand that has been formed into a circle and bleached--ever since we found them in Atlanta several months back.  Shades of Light sells them for $479! 
 

We bought them with the intention of turning them into light fixtures and selling them at our booth for much less than Shades of Light sells them for.  The more I looked at them, the more I wanted to keep one for myself.  I had a light fixture I loved in our "round room,"but I knew the DeVine Ball would make that room even more unique and interesting. Here is how we made our own...

We started out with the guts of an old shiny brass light fixture.

After wiping it down we applied several coats of Rustoleum Hammered spray paint.  I am not a huge fan of the chemicals in spray paint, but this stuff is a miracle worker.  It makes old ugly brass look like oil rubbed bronze. 


Once it dried Michael attached the lighting to the DeVine ball and we hung it.  


 One of my favorite things about this light is the shadow that is reflected on the ceiling.

Open House and Some Pictures

Like I mentioned last post, we get ALOT done when we decide to have a party or host a holiday meal. So naturally we have decided to have an open house this Saturday.  I always think that houses look best at Christmas, so I am excited to share our home and all of the work we have done with everyone during the holiday season.  If you live in Jacksonville and would like to swing by on Saturday between 4pm & 7pm send an email to juliannecarrierkelly@gmail.com and I will send you my address.  (I am a little weary of putting my address on here.)  Between my etsy shop and trying to finish things up around the house things have been extremely busy, which leaves little time for posting on the blog, but here is my life via my iPhone & instagram.

Home Update: Back Patio

Like I mentioned in the last home update we have started working on the outside.  Our paint job is still not completely finished, but I will reveal it soon.  It is about halfway done & our neighbor asked "Are you going to paint the trim?"  My response was "Yes we are painting the trim, making new shutters, painting the front door, replacing all the lights and so on."  He looked a little surprised but lets be honest, this house needs a big facelift.  We found out that it has been a rental for over 10 YEARS.  It is definitely evident in the yard.  Weeds are everywhere, piles of leaves, overgrown bushes, dead trees and the list keeps going.  After clearing most of the dead and overgrown out we began our back patio.  We knew we wanted a large patio for entertaining, but we did not want to spend a fortune on pavers.  We originally considered stamping concrete, but I was not completely sold on the idea.  About a week after we began considering what to use on the patio we were given LOTS of old clay bricks.  They matched the style of the home perfectly and I was so excited to begin this project.  Most of our back yard was dirt before, so anytime someone came in from outside we had dirt trails through the entire house.  It made it really hard to keep the house clean especially once we got Bailey.
So on to the process...
The first step was getting all 1200 bricks to our house.  Michael might disagree, but for me this was the hardest and most grueling part of the process.  I thought my fingers were going to just stop working.  Next, we drew out the general area for the patio and removed all of the grass weeds.

We then raked the dirt so that it was level.  Next we did a layer of screening, which is a fine crushed concrete and sand mixture, and then used a compactor to pack everything down.  We then began laying the bricks in a subway pattern going out from the house.

Once all of the bricks were laid, we filled the cracks with a sand and mortar mixture and swept off all of the excess.

In order to activate the mortar we used water to spray off the entire deck

Since the day we bought the house I have been planning to plant hydrangeas under the oak tree.  I think the bed along the fence is going to bee the perfect place.  Oh and that beautiful table you see...Michael MADE it!!! It was a surprise for our anniversary.  Now we just need some chairs.

Ready, Set, Random

Where has time gone? Is Thanksgiving really next week? I apologize for my lack of posts, but life has been a little bit crazy.  A little bit of good crazy and a little bit of bad crazy.

This is going to be random, but here is a little update on life via my iPhone pictures...

My little Etsy venture has been going well & I made my first sale over a month ago (along with many others since then).  If you are looking for a great christmas gift, or the perfect hostess gift for all those holiday parties head over to J.KellyEvents

We have some new lighting additions in the house.  The Ikea Ottava Pendant has been sitting on our living room floor for about three months and it is now hanging above the sink.  At the amazing price of $29.99 we could not pass it up & it really adds a nice design element to the kitchen.  It has a little bit of a restoration hardware feel.  I am considering putting an eddison bulb in it, but have not gotten around to it yet.

We found this amazing lantern from an antique store just down the road.  Just a little bit of rewiring and it will be good as new.



For a dose of cuteness this little pup is growing wayyyy to fast.  I swore I would never let my dogs get  in bed with me, but she is just the best little snuggle pup.

We've had some beautiful weather, and it was absolutely perfect for the Blue Angels show a few weeks back.

We had our first fire and Bailey was thoroughly amused.  She sat and stared the entire night, and only tried to walk into it a few times once.         

We are still getting things put away around here, but I am loving our "new to us" oriental rug.  The round room has proven challenging in finding the perfect furniture layout.  I like everything to be squared and in a round room that is a little difficult.  I am planning on selling the flax colored sofa and replacing it with two chairs and an ottoman.  

We have also been extremely busy in the yard.  The guys that pick up our yard trash must think we have a forest in the back yard because this is about the 5th massive pile that we have left them.  We are hoping to do some planting this weekend.  Yay for new bushes and flowers!

A Fresh Coat of Paint

When we bought our house we knew that it would need a nice new fresh coat of paint, but we knew we would be painting towards the end of the project.  We have started painting, and before I reveal the  new look I thought I would share the images that I found inspirational.

When I saw this first image I fell in love with the contrast of the dark gray shingles and the stained wood.  We are installing barn doors on our garage...eventually, and I absolutely love this.

The next images are probably closest to the overall color scheme and look we will have.  I love the idea of a pop of color on the front door, and this robin's egg blue is perfection.

Kitchen Update

Today our kitchen backsplash was finished, and I love it so much, that I had to share it today! It is finally looking finished, but we still have a few things left to install like the crown moulding, knobs, range hood and a light above the sink.  Just for good measures, here is a before...
